This is not a “get-rich-quick” class or “guru” workshop. This is a condensed version of a college-level real estate investment finance course for investors (or aspiring investors) and professionals looking for the tools to understand and evaluate real estate investments and income-producing properties. This will be a very hands-on course, hosted in a computer lab, allowing you to work in Excel and learn concepts you can take home and put into practice.
- Advantages and disadvantages of investing in real estate
- Methods for financing real estate and loan underwriting standards (debt coverage ratio, loan constant, loan-to-value, etc.)
- Understanding and preparing loan amortization schedules
- Standards for categorizing revenue, expenses, and net operating income
- Standards for calculating before-tax cash flow
- Understanding positive and negative leverage
- Calculating common performance metrics like cap rates and cash-on-cash return
- Understanding the impacts of inflation, interest, and appreciation on the value of property over time
- Calculating net present value (NPV) and internal rate of return (IRR)
